1.The proposed two storey rear extension would, by reason of an excessive width, bulk, design and close proximity to the boundary with the attached neighbour, result in a development that would be out of character for the host dwelling and the immediate surrounding area and result in a visual impact to the amenities enjoyed by the attached neighbour including a sense of overbearing development, which is contrary to the Residential Extensions and Alterations SPD 2011 and Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Gary Fardell (agent), via email on 20 May 2021.
