| 2. | The proposed development would, by reason of subdividing the front garden of the donor property with fencing, create an unusually narrow plot and result in an unacceptably cramped appearance harmful to the character of the area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD. |
