1.The proposed boundary railings and gates would, by reason of its position and close proximity to the boundaries of the site, fail to provide the required visibility splay of 2.1 by 2.1 metre on either side of the proposed access, which would create a highway safety and parking issues contrary to the Supplementary Design Guidance (Residential Extensions and Alterations), DC33 and Policy DC61 of the LDF Core Strategy and Development Control Policies Plan Document.
2.The proposed development would, by reason of its design, height, total length and position, form an unacceptably dominant and visually intrusive feature within the street, harmful to the appearance of the street scene and detracting from the open character of the surrounding area, contrary to the Supplementary Design Guidance (Residential Extensions and Alterations) of the Havering Unitary Development Plan and Policy DC61 of LDF Core Strategy and Development Control Policies Plan Document.
