1.The proposed rear extension, by reason of its height and excessive depth and width within the plot, is considered to be an incongruous structure and would result in a visually dominant structure sited within the rear garden setting which would be harmful to the character and appearance of the host building and its semi-detached pair of No. 2 Parks Cottages and would fail to conserve or enhance the surrounding Havering atte Bower Conservation Area. The proposals are contrary to Local Plan policies 26 and 28; London Plan (2021) policy HC1 and paragraph 202 of the NPPF (2021).
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the Agent by email on the 01/06/2022.
