| 1. | The proposed extensions would, by reason of their design, size, position and bulk appear unsympathetic to and out of scale and character with the dwelling and materially harmful to the visual amenity of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD. |
| 2. | The site is within the area identified in the LDF Core Strategy and Development Control Policies Development Plan Document as Metropolitan Green Belt. The LDF and Government Guidance as set out in the NPPF is that in order to achieve the purposes of the Metropolitan Green Belt it is essential to retain and protect the existing rural character of the area so allocated and that the proposed extensions would result in disproportionate additions over and above the size of the original building and this would be harmful to the openness of the Green Belt. The proposal is therefore contrary to the provisions of the NPPF. |
