1.The proposed half hipped roof alteration, including the raising of the roof would and rear dormer, by reason of their, height, bulk and mass, would unbalance the appearance of this pair of semi detached dwellings and appear as an unacceptably dominant and visually intrusive feature in the street scene and rear garden environment. The development is therefore considered to be harmful to the appearance this property and the surrounding area contrary to the Residential Extensions and Alterations Supplementary Planning Document and Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
2.The proposed roof alteration would, by reason of its position close to the boundary of the site, would be an intrusive and unneighbourly development, to the detriment of the residential amenities of the occupant of No. 39 Homeway contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD and Residential Extensions and Alterations SPD 2011.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, it was necessary to issue a decision as close to the statutory timeframe as possible as opposed to seeking amendments which would have significantly delayed the application
