| 1. | The proposed development, by reason of its positioning forward of the front building line of the unattached neighbour, would appear as a visually discordant feature in relation to this Exhibition property, harmful to the garden suburb character of the Gidea Park Conservation Area, thereby failing to preserve or enhance the special character of this part of the Conservation Area contrary to Policies DC61 and DC68. |
| 2. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with para 186-187 of the National Planning Policy Framework 2012, improvements required to make the proposal acceptable were negotiated with the agent in writing 28-06-2016. The revisions involved setting the outbuilding back deeper into the plot in order to reduce the degree of visual prominence it would have within the street-scene. The applicant declined to make the suggested revisions. |
