1.The 1.7m high screens on the perimeter of the roof terrace would result in a poor outlook and a poor quality amenity space harmful to the amenity of future occupiers of Flat 2 contrary to Policy 7 of the Havering Local Plan and Policy D6 of the London Plan.
2.The proposed first floor terrace and 1.7m high screens would be out of character with the form and context of terraced development in this area contrary to Policy 26 of the Havering Local Plan.
3.The proposed development would, by reason of insufficient car parking provision, result in increased parking congestion in surrounding streets contrary to Policy 24 of the Havering Local Plan and Policies T6 and T6.1 of the London Plan.
4.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Extension Plans UK via email on 9th August 2023.
