| 1. | The proposal would fail to provide a minimum of one family unit of 3 or more bedrooms, therefore the principal of the proposal would not adhere with 7.7, Policy 9 of Havering Local Plan 2016-2031 (Proposed submission version). |
| 2. | Notwithstanding reason for refusal 1, the proposal would provide accommodation which is considerably below the Mayoral minimum floorspace standard and would provide inadequate quantity and quality of amenity space. Consequently the proposed dwelling would be undersized and provide a substandard quality of accommodation, to the detriment of the potential occupants of the dwelling. Therefore the proposal is contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD, the SPD on Residential Design and para 3.5 and Table 3.3 of The London Plan and its Housing Design Guidance. |
