1.The drawings submitted with this application are an inaccurate representation of the development which has been carried out on site. Notwithstanding, the front extension by reason of its excessive width and depth, bulk and massing, and in conjunction with the other unauthorised works on this prominent site forms a dominant and visually intrusive feature, which is detrimental to the character and appearance of the host property and visual amenity of the streetscene contrary to Policy 26 of the Havering Local Plan 2021, the Residential Extensions and Alterations Supplementary Planning Document and Policy D1 of the London Plan 2021.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given the Agent by e-mail on 21/11/22.
