| 1. | The rear dormer at no. 38 Allandale Road, by reason of its excessive bulk, scale and massing, particularly viewed in conjunction with the other proposed extensions at upper floor level, is considered out of scale and character with the host building and appears as a dominant and visually intrusive feature within the rear garden environment, contrary to Local Plan Policies 7 and 26 and the Residential Extensions and Alterations Supplementary Planning Document. |
| 2. | Were this application to be the subject of an appeal, the Inspector should note that the submitted plans showing the rear dormer do not accurately reflect the development in-situ and therefore the assessment made by the Local Planning Authority is in relation to the retention of the structure which exists at the site. |
