1.The proposed rear extension would, by reason of its excessive depth, height and positioning close to the common boundary with No. 62 Hyland Close appear overly dominate and bulky within the context of the rear elevation being harmful to the character of the dwelling and the surrounding rear garden environment. It would represent a materially intrusive and overbearing form of development which reduces the availability of light and outlook therefore being materially harmful to the amenity of No. 62 Hyland Close contrary to Policies 7 and 26 of the Local Plan and the Council's Residential Extensions and Alterations SPD.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via email on 10/07/2024.
