1.The proposed front extension, by reason of its depth, bulk, mass and roof form would appear as an unacceptably discordant and visually intrusive feature in the street scene harmful to the appearance of the property and the surrounding area contrary to Residential Extensions and Alterations Supplementary Planning Document and Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with para 186-187 of the National Planning Policy Framework 2012, improvements required to make the proposal acceptable were negotiated with Mr Murphy (Agent) by e-mail on 27/06/17. The revisions involved reducing the depth of the front extension. No revisions were provided by the agent to be assessed.
