| 1. | The proposed side/rear extension at first floor level would, by reason of its excessive depth, height and position close to the boundaries of the site, be an intrusive and unneighbourly development as well as having an adverse effect on the amenities of adjacent occupiers and the visual amenity of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD. |
| 2. | The proposed development would, by reason of its height, bulk, mass and unsympathetic roof form, fail to respect the scale and proportions of the host property and would harmfully unbalance the existing semi-detached pair. Such form of development would be harmful to the appearance of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD. |
| 3. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with para 186-187 of the National Planning Policy Framework 2012, improvements required to make the proposal acceptable were negotiated with Paul Scott, via email on the 23/07/18. The revisions involved a reduction to the first floor side extension or roof form. The applicant declined to make the suggested revisions. |
