1.The proposed loft conversion including the rear dormer window would appear as an unacceptably dominant and visually intrusive feature in the rear garden environment harmful to the appearance of the surrounding area, contrary to Residential Extensions and Alterations SPD and Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.The proposed rear dormer window, by reason of its scale, bulk, mass would appear out of scale and character with the dwelling and materially harmful to the visual amenity of the surrounding area contrary to Residential Extensions and Alterations SPD and Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Waseem (Agent) by e-mail on 28/06/19.
