1.The proposed side dormer window, by reason of its width, scale, bulk and massing, would occupy an unacceptably large area of the roof slope, forming a dominant, incongruous and visually intrusive feature that would be detrimental to the character and appearance of the subject property, materially harmful to the visual amenity of the surrounding area as well as have an overbearing impact on the amenity of the adjacent occupiers at no.13 and 14 Sudbury Close, contrary to Local Plan Policies 7 and 26 and the Residential Extensions and Alterations Supplementary Planning Document.
2.The proposed velux cabrio balcony roof windows, by reason of their position within the side roof slope and close proximity to the front elevations of properties 16-19 Sudbury Close, would be an uncharacteristic and visually harmful form of development and would result in a significant loss of amenity through overlooking and loss of privacy contrary to Local Plan Policy 7 and the Residential Extensions and Alterations Supplementary Planning Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via email on 04/07/2023.
