1.The proposed development, by reason of its positioning close to the boundaries and forward of the building line of the host and neighbouring property, and its excessive scale and footprint, would appear as a visually incongruous feature in the street and garden scene, harmful to the garden suburb character of the Gidea Park Conservation Area and neighbouring amenity, thereby failing to preserve or enhance the special character of this part of the Conservation Area contrary to Policies DC61 and DC68 of the LDF Core Strategy and Development Control Policies DPD.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via email on 31/7/20.
