| 1. | This permission shall be for a limited period only expiring on 31 August 2028 on or before which date the use hereby permitted shall be discontinued, the buildings and works carried out under this permission shall be removed and the site reinstated to its former condition to the satisfaction of the Local Planning Authority.
Reason:
To enable the Local Planning Authority to retain control and to ensure that the proposal would not prejudice longer term policy objectives or the ability for more comprehensive holistic development to come forward within the SIL in the future. |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).
Reason:-
For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 3. | Notwithstanding the provisions of the Town and Country Planning (Use Classes) Order 1987 (as amended) the temporary use hereby permitted shall be used only for the storage of used spare parts of car/motor vehicles, repair and service of car/motor vehicles. The site shall not be used for any other purpose whatsoever including any other use, unless otherwise agreed in writing by the Local Planning Authority.
Reason:-
To restrict the use of the premises to one compatible with the surrounding area and to enable the Local Planning Authority to exercise control over any future use not forming part of this application. |
| 4. | The maximum height of any stacked vehicles, parts or any other material stored within the site shall not exceed 5m above natural ground level.
Reason:-
To safeguard the appearance of the premises and the character of the immediate area. |
| 5. | No vehicle repairs, breaking, storage or other operations shall occur on the highway, save for a limited period to facilitate operations within the business unit.
Reason: In order to protect access to neighbouring business units, and to protect the amenity of the area. |
| 6. | The applicant's attention is drawn to conditions numbers 1-5 above. Failure to comply with this conditions may well result in enforcement proceedings being taken against you. |
| 7. | The applicant is advised that further renewal of the planning permission may not be granted without evidence that the application site has been marketed for an industrial use in line with the SIL. |
| 8. | Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework. |
