1.The proposed outbuilding by reason of its excessive height, bulk and positioning along both common boundaries appears as an overly dominate and intrusive form of development, poorly scaled in relation to subject site while being harmful to the character of the rear garden environment and detrimental to the amenity of both adjacent neighbours at No's 26 and 30 Charlotte Gardens Policies contrary to Policies 7 and 26 of the Local Plan and the Council's Residential Extensions and Alterations SPD.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via email on 16/07/2024.
