| 1. | The proposed loft conversion would, by reason of its size, bulk and design, represent an unacceptably bulky and incongrous feature in the streetscene to the detriment of visual amenity. In particular the proposal would give the impression of a two-storey flat roof dwellinghouse which would appear out of character within a predominantly bungalow development. Consequently the proposal is contrary to Policy ENV1 and Appendix 1 of the Havering Unitary Development Plan. |
| 2. | The proposed dormer on the eastern elevation would, by reason of its location, result in unacceptable overlooking to the flank window of the neighbouring property, to the detriment of residential privacy and amenity and contrary to Policy ENV1 of the Havering Unitary Development Plan. |
