1.The proposed rear extensions, both of themselves and taken cumulatively with existing extensions to the property would, by reason of their excessive bulk, scale and mass and inappropriate flat roof design, appear out of scale and character with the host property, as well as giving rise to development that is unacceptably dominant and visually intrusive within the rear garden environment and in relation to the neighbouring property at 17 Heather Glen. The resultant development is harmful to the amenity of these adjoining occupiers, as well as the visual amenities of the wider rear garden envionment in the vicinity of the site, contrary to Local Plan Policy 7 as well as the Residential Extensions and Alterations Supplementary Planning Document.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reasons for it was given to the agent by e-mail on 07/08/2025.
