1.The proposed development, in particular reference to the hip-to-gable roof conversation and rear dormer, by reason of its scale, design, bulk and massing would over dominate the existing dwelling, would appear visually intrusive and would significantly harm the architectural composition of the building and unbalance the symmetrical aspect of the pair of semi-detached houses in a prominent position, appearing as an unacceptable dominant and visually intrusive feature in the street scene and rear garden environment, contrary to the Residential Extensions and Alterations Supplementary Planning Document, policies D1, D3 and D4 of The London Plan (2021) and Policies 7 and 26 of the Local Plan.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agents Zaavia Design via email on 13/07/2023.
