1.The proposed development would, by reason of its height, length and position close to the boundary of the site, appear as a dominant and visually intrusive feature and be harmful to the appearance of the streetscene and the openness surrounding area, contrary to the Landscaping and Residential Extensions and Alterations Supplementary Planning Documents and Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
2.The proposed development, by reason of its configuration and height to the boundary of the site, does not provide for sufficient pedestrian visibility and as such would create would create highway safety issues contrary to the Supplementary Design Guidance (Residential Extensions and Alterations) and Policy DC34 of the LDF Core Strategy and Development Control Policies Plan Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Graham Terry by email on 17 July 2018.
