1.The proposal would, in the absence of any communal amenity space for the proposed 5 person HMO, be harmful to the amenity of future occupiers and result in a more intensive use of the premises than the existing single family dwelling contrary to Policies DC4, DC5 and DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.The proposal would, by reason of the intensification of the site, cause significant harm to residential amenity from noise, disturbance and activity, contrary to Policies DC4, DC5 and DC61 of the LDF Core Strategy and Development Control Policies DPD.
3.The proposal would, by reason of a lack of off street car parking provision, combined with existing local demand for on street parking and congestion locally, result in significant harm to local on-street parking conditions due to overspill parking contrary to Policy DC33 of the LDF Core Strategy and Development Control Policies DPD.
4.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via email on 7th August 2018.
