1. | The proposed development would, by reason of the front car ports, appear as an unacceptably dominant and visually intrusive feature in the streetscene harmful to the appearance of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD. |
2. | The proposed front entrance to no. 39A as shown on plan 04 would, by reason of its lack of natural surveillance and natural light result in a substandard access and resultant lack of amenity to future occupiers contrary to Policy DC4 of the LDF Core Strategy and Development Control Policies DPD. |
3. | The applicant has failed to sufficiently demonstrate that they would be able to provide the required parking standard within the site. In the absence of this and any mechanism to control the demand for on street car parking permits, the proposals are considered to result in unacceptable overspill onto adjoining roads, contrary to Policy DC33 of the LDF Core Strategy Development Control Policies DPD. |
