1.The proposed development would, by reason of its excessive depth, bulk, mass and position close to the boundaries of the site, appear unduly overbearing and dominant in the rear garden environment to the detriment of the amenities of adjacent occupiers, particularly, No. 28 Cambridge Avenue, in terms of loss of light and outlook contrary to the Supplementary Design Guidance (Residential Extensions and Alterations) of the Havering Unitary Development Plan and Policy DC61 of the Core Strategy and Development Control Policies Submission Development Plan Document.
