| 1. | The development would, given its very constrained site access in relation the sub-station and the banjo-end and with inadequate defensible space, give rise to a sub-standard residential accommodation and be likely to have adverse impact upon the living conditions of the future occupiers of the site, contrary to Policy D6 of The London Plan (2021), London Plan Housing SPG 2023 and Policy 7 of the Council's Local Plan 2021. |
| 2. | The proposed development would, by reason of its layout, scale, configuration and position would not be in keeping with the character of the area, and hence it would visually be harmful to surrounding area, contrary to Policy D6 of The London Plan (2021), London Plan Housing SPG 2023 and Policies 7 and 26 of the Council's Local Plan 2021. |
