| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | This permission relates to replacement windows as shown on the CAD drawings Page 2 of 20, Page 8 of 20, Page 9 of 20, Page 15 of 20, Page 16 of 20, Page 17 of 20 & Page 18 of 20 received on 28th July 2023. The windows hereby approved shall be white framed sashes set within a black outer frame, as specified on the approve drawings.
Reason:-
To ensure that the appearance of the proposed development will harmonise with the character of the surrounding area. |
| 3. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).
Reason:-
For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 4. | Works to the Front Door Informative
The applicant's e-mail dated 20th July 2023 stated that they are not replacing the front door or the side windows of the main entrance to the house as per Planning Statement 25/5/2023. Should this change in the future, a further planning application would be required to replace the front door and side windows to the main entrance. |
| 5. | Windows to Approved Rear Extension & Outbuilding Informative
This application is solely for replacement windows throughout the property and not for the previously approved single storey rear extension as part of planning application P0128.23 or the outbuilding to the side of the property which was approved as part of P0129.23.
A condition has been imposed for P0128.23 and P0129.23 requesting materials to be provided prior to commencement and therefore the materials which include the proposed windows and doors would need to be submitted as part of this condition discharge. |
| 6. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with Mr Breden (Agent) by e-mail. Additional information was requested in respect to the CAD drawings mentioned in the survey report. This additional information was provided on 28th June and 28th July 2023. Neighbours were not re-notified as this information was sought for clarity. |
