1.The proposed development would, by reason of the combined depth, height, bulk, design and close proximity to the common boundaries, result in an overbearing development that would appear incongruous and visually harmful to the character of the street scene and rear garden scene as well as contributing to the unbalancing of the symmetry of the semi-detached pair, contrary to the Residential Extensions and Alterations SPD 2011 and Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.The proposed development would, by reason of the two storey side and rear extension built to the boundary, have an excessive depth and height close to the common boundaries and result in significant and adverse amenity impacts to the neighbour at no. 7 Woodlands Road including loss of access to natural light, a sense of overbearing development and a sense of enclosure, contrary to the Residential Extensions and Alterations SPD 2011 and Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal for it was given to the agent via email.
