| 1. | The proposal would, due to its form, siting, limited site area and cramped appearance, result in it adversely affecting visual amenity of the Street Scene and harming the back garden environment, contrary to Policy ENV1 and HSG1 of the Havering Unitary Development Plan. |
| 2. | The proposal would, by reason of its closeness to existing boundaries and the rear access road and with no private amenity space provision, result in it being visually intrusive in the rear garden environment and providing a poor environment for the occupiers of the proposed dwelling contrary to Policy ENV1 of the Havering Unitary Development Plan. |
| 3. | The proposal would, by reason of lack of parking provision for either the host or proposed properties, be unacceptable and contrary to Policy TRN18 of the Havering Unitary Development Plan. |
