| 1. | The proposed extension of operating hours would, by reason of the relationship of the site to surrounding neighbouring occupiers and relative ambiguity over the intensity and use of the yard area, would result in an unsatisfactory relationship by way of noise and disturbance at a time where no similar close relationships exist to the detriment of the amenity and living conditions of neighbouring occupiers. The proposed development is therefore contrary to Policies DC61 and DC55 of the LDF Core Strategy and Development Control Policies DPD as well as Paragraph 127 of the Framework. |
| 2. | The provision of external storage, in particular close to the shared boundaries of the site and lack of available screening, of a height up to six metres total, associated activities and visual implications would be detrimental to the character of the site and surrounding area and harmful to visual amenity thereby contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD as well as Paragraph 127 of the Framework. |
