| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).

| 3. | All new external finishes shall be carried out in materials to match those of the existing building(s) to the satisfaction of the Local Planning Authority.

| 4. | The roof area of the extension hereby permitted shall not be used as a balcony, roof garden or similar amenity area without the grant of further specific permission from the Local Planning Authority.

In the interests of the amenity of the occupiers of neighbouring dwelling. |
| 5. | The applicant is informed that the Certificate obtained under ref: D0806.21 is valid for the existing dwelling. Please note that any other addition to the house, including this planning application before the completion of the loft extension would be likely to invalidate the Certificate. You are therefore advised the Certificate be built and not in combination with the rest of the works approved under this address, otherwise the Certificate already given would cease to apply which would require planning permission and is less likely to be supported. |
| 6. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with the agent Dickson Famutimi with regards to the removal of the loft conversion obtained under permitted from proposed drawings as works have not commenced. The amendments were subsequently submitted on 19/07/22. |
