| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).

| 3. | Prior to the installation of the new door and window hereby approved, samples of the materials to be used, as well as detailed drawings of the replacement windows and doors to a minimum scale of 1:20) showing the exact materials, finish and detailing, shall be submitted to and approved in writing by the Local Planning Authority and thereafter the development shall be constructed with the approved materials. The proposal must retain the existing timber framing and replace the current aluminium casements with new slimline aluminium double-glazed casement, no thicker than 16mm and of a similar style.

Insufficient information has been supplied with the application to judge the appropriateness of the materials to be used. Submission of samples prior to commencement will ensure that the appearance of the proposed development will harmonise with the character of the surrounding area.. |
| 4. | Prior to the construction of the proposed glazed link, detailed drawings at a minimum scale of 1:20 shall be submitted to and approved in writing by the Local Planning Authority. The submitted drawings shall show the materials, colour, finish, dimensions and detailing of the glazed link, including details of the intersection between the glazed roof and the hipped roof of the existing buildings to which it is adjoined. The works shall thereafter be carried out in accordance with the approved details.

| 5. | The garage conversion hereby permitted shall be used only for living accommodation as an integral part of the existing dwelling known as 57 Balgores Lane, Romford and shall not be used as a separate unit of residential accommodation at any time.
Reason:-
The site is within an area where the Local Planning Authority consider that the sub-division of existing properties should not be permitted in the interests of amenity. |
| 6. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with the agent via email. The revisions involved an improved design of the glazed link and the change from UPVC windows to replacement aluminium windows within the existing timber frames. The amendments were subsequently submitted on 9.10.25. |
