1.The proposed development, by reason of its design, bulk, and mass, would appear as an unacceptably dominant and visually intrusive feature in the rear garden scene, harmful to the appearance of the surrounding area contrary to Policy 26 of the Local Plan, the Residential Extensions and Alterations Supplementary Planning Document and Policy D4 of the London Plan 2021.
2.The proposed development, by reason of its overall depth, height, bulk and proximity to the common boundary with no. 15 Slewins Lane, would result in a loss of light and outlook upon these neighbouring occupants, something which would be harmful to their amenity, contrary to Policy 7 of the Local Plan and the Residential Extensions and Alterations Supplementary Planning Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, it was necessary to issue a decision as close to the statutory timeframe as possible as opposed to seeking amendments which would have significantly delayed the application.
