1.The proposed side/rear extension, by reason of its form, excessive depth, scale and proximity to the site boundaries would appear as an overly dominant and intrusive feature in the rear garden, also resulting in a loss of outlook, to the detriment of local character and residential amenity, contrary to Policy DC61 and the Residential Extensions and Alterations Supplementary Planning Document.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, the application was refused without negotiation.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with para 186-187 of the National Planning Policy Framework 2012, improvements required to make the proposal acceptable were requested form the agent by email on 4/7/17. The revisions involved reducing the depth of the proposed extension. The agent did not respond by 6/7/17 which is the decision date for the application .
