1.The scale of the works sought would exceed that covered by the previously obtained prior approval for the changes of use to residential accommodation. In doing so, the current proposal is not in accordance with the details approved by the local planning authority and is therefore contrary to paragraph 'W' (12), Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revoking and/or re-enacting that Order).
2.The proposed development would, by reason of its height, bulk and mass, appear as an unacceptably dominant and visually intrusive feature harmful to the appearance of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
3.The proposed development would, by reason of its position and proximity to neighbouring properties cause overlooking and loss of privacy which would have a serious and adverse effect on the living conditions of adjacent occupiers, contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
4.The proposed development would, by reason of its excessive height, bulk and position close to the boundaries of the site, be an intrusive and unneighbourly development as well as having an adverse effect on the amenities of adjacent occupiers contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
5.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Tim Cropper via email on 07/08/18.
