| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).
Reason:-
For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 3. | Prior to the occupation of HMO residents, a full and detailed application for the Secured by Design award scheme to include a management plan to mitigate noise and disturbance impacts to occupiers of nearby residential properties shall be submitted to the Local Planning Authority and the Metropolitan Police NE Designing out Crime Office, demonstrating how the Secured by Design Certificate will be achieved for this scheme. Prior to occupation, the development shall achieve a Certificate of Compliance to the relevant Secure by Design Guide(s) submitted to and approved in writing by the Local Planning Authority in conjunction with the Metropolitan Police. The development shall be carried out in accordance with
the approved details and thereafter shall be fully retained and maintained as such for the lifetime of the development".
Reason:-
Insufficient information has been supplied with the application to judge whether the proposals meet Secured by Design standards. Submission of a full and detailed application prior to commencement is in the interest of creating safer, sustainable communities and to reflect policy in the NPPF. |
| 4. | No building shall be occupied or use commenced until refuse and recycling facilities are provided in accordance with details which shall previously have been submitted to and approved in writing by the Local Planning Authority. The refuse and recycling facilities shall be permanently retained thereafter.
Reason:-
Insufficient information has been supplied with the application to judge how refuse and recycling will be managed on site. Submission of this detail prior to occupation in the case of new building works or prior to the use commencing in the case of changes of use will protect the amenity of occupiers of the development and also the locality generally. |
| 5. | Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework. |
| 6. | Unless within 3 months from the date of this decision, details to demonstrate that the wash hand basins shown on plans ref: Proposed Plans 4D01, Proposed Plans 4D02 have been installed in good working order in writing to the local planning authority for approval, and unless the approved details are implemented within 3 months of the local planning authority's approval, the use of the site shall cease until such a time as the details are approved and implemented. The approved wash hand basins shall thereafter be retained for the duration of the development.
Reason:-
To ensure that an acceptable standard of internal accommodation and appropriate facilities are provided for occupants (Local Plan Policy 8). |
| 7. | The applicant's attention is drawn in particular to condition number 6 above. Failure to comply with this condition may well result in enforcement proceedings being taken against you. |
