| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice). In particular, the remaining part of the front and the existing side hedging shall be retained as shown in the approved plans and thereafter maintained.
Reason:-
For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 3. | The driveway material shall be Marshalls Drivesys Original Cobble - Canvas colour. And Prior to the installation of the material, a soil test is required to check the ground and permeability conditions.
Reason: To ensure that the ground is suitable for the proposed material and it is SuDS compliant in accordance with Policy 32 of the Local Plan 2021. |
| 4. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with the agent, via email on 22/07/2022. The revisions involved the omission of the proposed front brick wall plus piers. The amendments were subsequently submitted on 25/07/2022. |
