1.The proposed two storey side extension, by reason of its bulk, scale, massing and flat roof design, would appear as a visually intrusive feature, harmful to the character and appearance of the host building and visual amenity of the surrounding area on this prominent site, contrary to Policy 26 of the Local Plan.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Improvements to the proposals to reduce the impacts of the single storey rear element of the proposal along the shared boundary with the attached neighbour were negotiated with the agent during the course of the application. However, the resultant design of the extension was considered at detailed assessment stage to still be unacceptable. Further significant alteration would have been required to bring the development within the realms of acceptability so it was decided to proceed to determine the application.
