1.The proposed first floor extension with the "jirkenkead" roof alteration would unbalance the appearance of the pair of semi-detached dwellings and appear as an unacceptably dominant, bulky and visually intrusive feature in the street scene harmful to the appearance of the surrounding area, contrary to Residential Extensions and Alterations SPD and Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.The proposed rear dormer window by reason of its scale, bulk and mass would appear out of scale and character with the dwelling would be materially harmful to the appearance of the subject dwelling and the visual amenity of the surrounding area, contrary to the Residential Extensions and Alterations SPD and Policies DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
3.The proposed balcony of the rear dormer window would, by reason of its position and proximity to neighbouring properties cause overlooking and loss of privacy which would have a serious and adverse effect on the living conditions of adjacent occupiers, contrary to Residential Extensions and Alterations SPD and Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
4.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Rymill (Agent) by e-mail on 27/07/17.
