1.The proposed first floor side/rear extension, by reason of its height and width, would fail to appear subservient to the property and would neither enhance or retain the architectural style of the house. The proposal would appear as an unsympathetic and visually intrusive form of development, causing unacceptable harm to the visual amenities of Gidea Park Special Character Area, contrary to policies DC61 and DC69 of the LDF Core Strategy and Development Control Policies Development Plan Document and the Residential Extensions and Alterations Supplementary Planning Document.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with para 186-187 of the National Planning Policy Framework 2012, improvements required to make the proposal acceptable were suggested to Mr Patel, by telephone on 23.09.2016. The revisions involved amendments to reduce the height and width of the proposed first floor side/rear extension. Revisions were submitted, but the applicant declined to make further amendments in order for the proposal to be acceptable.
