1.The development to which this permission relates must be commenced not later than three years from the date of this permission. Reason:- To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
2.The use of the outbuilding hereby granted shall be personal to Ms Ciara Lawson only and shall not enure for the benefit of the land or for any other person. Reason:- To enable the Local Planning Authority to retain control in the interests of amenity.
3.The outbuilding shall not be used for the purpose hereby permitted other than between the hours of 09:00 and 17:00 on Mondays to Fridays and not at any time on Saturdays, Sundays or Bank and Public holidays. Reason:- To enable the Local Planning Authority to retain control in the interests of amenity.
4.There shall only be one dog that is groomed within the outbuilding at any one time. Reason: In the interests of maintaining residential amenity.
5.There shall only be one member of staff (Ms Ciara Lawson) working within the outbuilding at any one time. Reason: In the interests of maintaining residential amenity.
6.Other than dog grooming equipment, no other electrical machinery shall be used in the outbuilding in association with the approved use. Reason: In the interests of maintaining residential amenity.
7.The applicant should note that the business would require a trade waste contract to meet the requirements of disposal of any waste they produce. This is not provided by the Council however and the business is instead required to arrange a trade waste contract with a private waste collection contractor.
8.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with the National Planning Policy Framework.
