| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).
Reason:-
For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 3. | The development hereby granted consent shall not be commenced until a schedule with clear photographs of the types and colour of the materials to be used in the external finishes has been submitted to and approved in writing by the Local Planning Authority prior to their first use on site. The development shall be implemented in accordance with the approved details
Reason: In order to ensure a satisfactory outcome commensurate with the character of the host property and in order that the development accords with Policy 28 of the Havering Local Plan. |
| 4. | Notwithstanding the detail submitted, prior to their installation on-site, additional drawings that show details of proposed new windows, doors, fascia and sills to be used by section and elevation at scales between 1:20 and 1:1 as appropriate, should be submitted to and approved in writing by the local planning authority. Works shall be implemented in accordance with the approved details and shall be permanently maintained as such.
Reason: In order to ensure a satisfactory outcome commensurate with the character of the host property and in order that the development accords with Policy 28 of the Havering Local Plan. |
| 5. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with the agent via email. The amendments involved a reduction in the maximum height of the proposal and were subsequently submitted on 15th August 2024. |
