1.The loss of the existing family sized dwelling is unacceptable in principle as it would result in the net loss of residential accommodation on the site and is therefore contrary to Local Plan policy 3 and London Plan policy H8.
2.In the absence of sufficient supporting information, it has not been demonstrated that the site is appropriate for its intended uses and that the proposed Class F1 uses would not unacceptably harm the amenities of the area through noise, disturbance, traffic generation, congestion, local parking and negative impacts on road safety. Therefore the proposal would be detrimental to the amenity of surrounding residential occupiers and to the area in general contrary to Local Plan (2021) policies 7, 16, 17, 23, 24 and 34 and London Plan (2021) Policies D14, S1 and S3.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the Agent by email on the 08/08/22.
