1. | The proposed first floor side/rear extension would, by reason of its excessive depth, height and position close to the boundaries of the site, be an intrusive, unneighbourly and overbearing development as well as having an adverse effect on the amenities of adjacent occupiers contrary to the Supplementary Design Guidance (Residential Extensions and Alterations) and Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document. |
2. | The proposed development would, by reason of its unsatisfactory roof design, results in an unacceptably prominent and visually intrusive form of development, harmful to the character and appearance of the rear garden and surrounding area contrary to the Supplementary Design Guidance (Residential Extensions and Alterations), Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document. |

1. The applicant is advised that in preparing any resubmission that the depth and width of the first floor side extension should be reduced to ensure that there is no loss of light to the neighbouring dining room window at No.59 Elder Gardens, Rainham. In addition, it is requested that the gabled roof design of the first floor rear extension be amended. |
