1.The development to which this permission relates must be commenced not later than five years from the date of this permission. Reason:- To comply with the requirements of Section 91 of the Town and Country Planning Act 1990.
2.Before any of the development hereby permitted is commenced, samples of all materials to be used in the external construction of the buildings shall be submitted to and approved in writing by the Local Planning Authority. Reason:- To ensure that the appearance of the proposed development will harmonise with the character of the surrounding area.
3.The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans, particulars and specifications. Reason:- The Local Planning Authority consider it essential that the whole of the development is carried out and that no departure whatsoever is made from the details approved, since the development would not necessarily be acceptable if partly carried out or carried out differently in any degree from the details submitted.

5.Before the uses commences a scheme to control the transmission of noise and vibration from any mechanical ventilation system installed shall be submitted to and approved in writing by the Local Planning Authority and implemented prior to the permitted use commencing. Thereafter, the equipment shall be properly maintained and operated during normal working hours. Reason:- To protect the amenity of occupiers of nearby premises.
6.The provision of satisfactory facilities for the storage of waste awaiting collection and adequate arrangements for waste collection and disposal to be approved in writing by the Local Planning Authority. Reason : To protect the amenity of occupiers of nearby premises.
7.The A3 use hereby permitted shall not be open to customers outside the following times, namely 0630 hrs to 2300 hrs Mondays to Saturdays, and 0800 to 2300 on Sundays. Reason : To enable the Local PLanning Authority to retain control and to avoid disturbance to nearby residents.
8.No development approved by this application shall be commenced until details of the proposed replacement cycle store have been submitted to and approved by the Local Planning Authority. The agreed replacement facility shall be available prior to completion of the works hereby permitted. Reason : In order to ensure that adequate replacement cycle storage facilities are provided.
9.Notwithstanding the details shown on the approved plans, the sole customer entrance points to the unit currently identified for A3 use shall be located within the station on to the track side of the of the entrance control barriers in accordance with details previously submitted to, and agreed in writing by, the Local Planning Authority. Reason- To minimise the potential for customer parking nearby in Station Road, in the interests of highway safety.
10.INFORMATIVE: In relocating the cycle facilities, the Council will expect replacement facilities at least equivalent in capacity to that previously existing.
