| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).

For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 3. | The area set aside for car parking as shown on approved plan KCSL-YR-LAY-02 Rev A shall be retained permanently for the accommodation of vehicles visiting the site and shall not be used for any other purpose.

To ensure that car parking accommodation is made permanently available to the standards adopted by the Local Planning Authority in the interest of highway safety. |
| 4. | No operations shall be carried out on the site other than between the hours of 7am and 6pm Mondays to Fridays, and between 7am and 1pm on Saturdays. No commercial vehicles shall enter or leave the site other than between 6am and 6pm Mondays to Fridays and between 6am and 2pm on Sundays. No operations shall be carried out on Sundays or Bank/Public Holidays.

To minimise the impact of the development on the surrounding area in the interests of amenity. |
| 5. | No skips, containers or bins shall be stored on the site at a height greater than 4m above ground level.

| 6. | No waste materials shall be stored other than in the storage bays and reception area shown in the approved plan reference S05208-KCSL-ZZ-XX-DR-Y-0105 Rev P04 nor to a height greater than 4m above ground level.

| 7. | The noise emitted from the site shall not exceed L90 -10dB(A), when calculated at the boundary of the nearest residential property.

| 8. | No waste materials shall be processed, sorted or subjected to other recycling except in accordance with the details set out in Chapter 3 of the Planning Statement, June 2023, Ref J00530-PS-V2.

| 9. | Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework. |
