1.The front dormer, by reason of its height, design and bulk appears out of scale with the character of the dwelling and terrace, which is materially harmful to the visual amenity of the surrounding area as it fails to either enhance or retain the character of the street contrary to Policy DC61 of the LDF Core Strategy, Residential Extensions and Alterations SPD and Development Control Policies DPD.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Mann, by Email on 04.08.2017.
