1.The proposed single storey rear extension would, by reason of its excessive depth, height and position close to the boundaries of the site, be an intrusive and unneighbourly development, detrimental to the amenity of adjacent neighbours, contrary to the Residential Extensions and Alterations Supplementary Planning Document and Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
2.The proposed steps to the rear of the single storey rear extension, adjacent to the neighbouring properties, would cause overlooking and loss of privacy which would have a serious and adverse effect on the living conditions of adjacent occupiers, contrary to the Residential Extensions and Alterations Supplementary Planning Document and Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with para 186-187 of the National Planning Policy Framework 2012, improvements required to make the proposal acceptable were negotiated with Mrs Khan by e-mail on 11/08/17 & 15/08/17. The revisions involved reducing the depth of the rear extension and reducing the width of the steps into the rear garden. No amendments were received to the suggested revisions.
