1.The part single, part two-storey rear/side extension, by reason of the combined bulk, scale and mass of the resultant development, as well as the excessive depth of the extension at ground floor level, would appear as an unacceptably dominant and visually intrusive feature in the rear garden scene, harmful to the character and appearance of the surrounding area contrary to Local Plan Policy 7 and the Residential Extensions and Alterations Supplementary Planning Document.
2.The proposal, by reason of the excessive depth of the ground floor rear extension and its proximity to the boundary of the site, would be an intrusive and unneighbourly development and have an adverse effect on the amenity of adjacent occupiers at no. 76 Collier Row Road, contrary to Local Plan Policy 7 and the Residential Extensions and Alterations Supplementary Planning Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Civils Consulting (agent) by e-mail on 06/09/2023.
4.It should be noted that the 'as approved' plans submitted as part of this application do not reflect the scheme approved under the application P1917.20. Furthermore, the 'existing' drawings submitted as part of this application do not reflect the development currently on site.
